The Valley (Dubai)
The Valley is a community of townhouses and villas on the Dubai-Al Ain Road in Dubai, developed by Emaar Properties. Emaar launched it on November 18, 2019 as a Dh25 billion project for mid-income buyers, beginning with a cluster called Eden. Its chairman put the plan at more than 4,500 homes on 200 hectares. On November 6, 2026 Emaar's own page listed 24 collections in the community, with starting prices from AED 1.6 million.

Overview
The Valley is a master-planned community of townhouses and villas built by Emaar Properties on the Dubai-Al Ain Road in Dubai.[1][7] Emaar announced it on November 18, 2019 as a Dh25 billion (about $7 billion) development aimed at the mid-income market, including families and first-time buyers.[2][4][6] Its chairman, Mohamed Alabbar, put its eventual size at more than 4,500 homes on 200 hectares, a figure Emaar repeated when it promoted a new phase in July 2024.[2][11]

According to Gulf Construction and TradeArabia, the name comes from a strip of green landscaping that runs through the master plan.[4][5] Alabbar described the project at its launch as the city's first self-contained town and told The National that it would be "the Arabian Ranches of the future", a reference to Emaar's earlier villa community.[2][3] Emaar's community page listed 24 collections on November 6, 2026, and described the community as one that is still expanding.[7]
Location and access
At the launch, Emaar said the site was about five minutes from the Sevens Stadium, eight minutes by car from Dubai Outlet Mall and 25 minutes by car from Downtown Dubai and Dubai International Airport.[1][6] Its community page gives the nearest airport as Al Maktoum International, about 7 km (4.3 miles) or 15 minutes away by car.[7] The same page says a private car is the most practical way to get around and that a public transport system is still to be developed.[7]
Emaar's 2019 announcement tied the project to a Dh2 billion upgrade of the Dubai-Al Ain Road, announced in July 2019, which widened it from three to six lanes.[3][6] The Dubai Media Office reported in February 2021 that the work, covering 17 km between the Emirates Road junction and the Ras Al Khor junction, was 60% complete.[10] Sheikh Hamdan bin Mohammed opened the finished project on May 29, 2022, and Gulf News reported that peak-hour travel between Ras Al Khor Road and Emirates Road had fallen from 16 minutes to eight.[8] Neither report names The Valley.[8][10]

History
The launch came during a slow period for Dubai's property market, Gulf Business noted, shortly after Emaar reported a 20% rise in third-quarter net profit to Dh1.3 billion.[3] The first release was a cluster of 380 three- and four-bedroom townhouses, according to The National, and Emaar expected a mix of local, regional and international buyers with an emphasis on first-time buyers from the UAE.[2] That first cluster, named Eden, was offered in three architectural styles called Spruce, May Bell and Iris, with completion due in the fourth quarter of 2022.[1][3][6]

In July 2024 Emaar promoted a new phase of the community with three collections, Avena, Venera and Velora, in an area it called The Valley West, along with The Farm Gardens, a collection of four- and five-bedroom villas.[11] Emaar's community page listed the later collections, among them Talia, Orania, Alana, Elora, Nima, Rivana, Farm Grove, Vindera and Ovelle, on November 6, 2026.[7]

Master plan and amenities
The 2019 plan set out a Town Center for shopping and entertainment, an urban beach called Golden Beach, a children's area called Kids' Dale, a Sports Village and a building called The Pavilion, together with parks and community facilities.[1][5][6] The National reported that the Pavilion was planned to hold supermarkets, shops and early education centers.[2] On its community page Emaar gives the areas of these spaces as 47,000 square meters for Golden Beach, 32,000 for the Town Center, 25,000 for the Sports Village and 13,000 for Kids Dale.[7]

For the newer phase, Emaar's July 2024 post described nature-themed areas named Dunescape, Forest Walk and Meadow Walk, a shallow river with crossings, a skate park, a flower farm and an outdoor cinema, along with pool decks, fitness centers and controlled-access security.[11] Emaar's community page names the Ranches Primary School and Academic City as nearby places of education.[7]
Land set aside for Phase 2 In January 2025 Emaar's film labels the open desert beyond the built clusters as Phase 2.
Homes
The community is made up of townhouses and villas, and most of the collections Emaar listed on November 6, 2026 had three to five bedrooms.[7] Emaar describes the Avena, Venera and Velora homes as semi-detached four-bedroom townhouses and The Farm Gardens as four- and five-bedroom villas in a country style.[11] The table below gives the starting prices Emaar showed for some collections on that date; for Eden, Talia, Nara, Orania and The Farm Gardens it showed no price.[7]

Prices and sales
The prices above are the developer's own starting figures on November 6, 2026, not recorded sale prices.[7] On November 1, 2026 the listing catalog Homes.me showed 16 off-plan projects under The Valley from two developers, Emaar Properties and Sobha Realty, with starting prices from AED 1.6 million to AED 9.32 million and a median of AED 3.53 million.[9] Its count includes two projects from Sobha Realty's Sobha Sanctuary, which it groups under the same area name.[9]
At the 2019 launch Emaar published no prices for Eden, and none of the reports of that day gave one.[1][2][6] This article does not assess prices or returns in the community.

What we think
This section is Heartipedia’s own opinion, not sourced fact. Each view is reasoned from the facts cited above and from trends we see; it may turn out wrong. A prediction’s words are never changed once made: when the facts are known we add the result under it, right or wrong. Every prediction we have made.
More collections by the end of 2027
We expect Emaar's page for The Valley to list at least 26 collections by the end of 2027, up from 24.
Why: The community has grown from one cluster, Eden, in 2019 to 24 collections, including a western phase promoted in 2024, and Emaar still lists it as "Rising" against a plan of more than 4,500 homes.
The next launch is in The Valley West
We expect Emaar's next new collection in The Valley to be in The Valley West, the phase it began promoting in 2024.
Why: The newest collections on the page (Avena, Venera and Velora) are in The Valley West, and developers fill a new phase before opening another.
A new Emaar community further down the road
We expect Emaar to launch a new master community of its own on the Dubai-Al Ain Road, beyond The Valley, before the end of 2028.
Why: The upgraded road opened in 2022, The Valley has grown to 24 collections, and its starting prices (from AED 1.6 million) show buyers moving out of the city for space. Emaar has the land habit and the buyers to repeat it.
