Overview
Grand Polo Club and Resort is a master-planned villa community by Emaar Properties, designed around polo and horse riding.[1][2] Emaar describes it as 22 villa communities set around a central area it calls the Green Core, which holds three polo fields, private stables, a riding school and a clubhouse.[1][2] The plan covers 5.54 million square meters, of which 1.59 million square meters are open space and 340,000 square meters are taken by the polo fields and stables.[1][5] Emaar's community page gives an estimated population of 24,524.[5] The developer is Emaar Development, the arm of Emaar Properties that builds homes for sale in the UAE, which said in the launch release that it had delivered more than 74,000 homes since 2002.[1]

Location and access
Emaar places the community a few minutes from Al Maktoum International Airport and its planned expansion, among its own master plans The Oasis and The Heights Country Club and Wellness.[1][2] Its community page gives driving times of 5 minutes to the airport, 20 minutes to Dubai Hills Estate, 28 minutes to Dubai Marina and 35 minutes to Downtown Dubai.[5]
The expansion it refers to is the new passenger terminal at Al Maktoum International Airport, whose AED 128 billion designs Sheikh Mohammed bin Rashid Al Maktoum approved on April 28, 2024.[8] The Dubai Media Office said then that the airport would eventually handle 260 million passengers a year and cover 70 square kilometers, with a first phase due within 10 years.[8]
History
The land came from two purchases. Khaleej Times and Gulf Business reported on May 14, 2024 that Emaar had bought 81 million square feet of land in December 2023 and a further 60 million square feet near The Oasis in the first quarter of 2024, the second plot carrying a development value of AED 41 billion.[3][4] With those first-quarter results, Emaar announced The Heights Country Club and Wellness and Grand Polo Club and Resort on the land, together covering about 141 million square feet with a combined development value of AED 96 billion.[3][4][9] Khaleej Times again listed the two among the master plans Emaar had unveiled when it reported its half-year results in August 2024.[10]
Emaar set out the plan in detail on April 23, 2025, giving 22 villa communities and more than 6,600 homes.[1][2] Arabian Business reported the same day that the project combined upscale housing with polo and equestrian facilities, quoting an Emaar Development spokesperson on the design of the Green Core.[2] On November 6, 2025 Emaar Development named "the newly unveiled Grand Polo Club and Resort master community" among the launches behind its sales in the first nine months of 2025.[6] Gulf News reported on February 12, 2026 that Emaar had launched 48 residential projects in 2025, among them Grand Polo Club and Resort and projects at The Valley and Emaar Beachfront.[7]
By November 6, 2026 Emaar's community page gave 5,599 homes in 22 residential clusters, fewer than the more than 6,600 announced at launch; the page does not explain the difference.[1][5]
Master plan and amenities
According to Emaar's launch release, the clubhouse is a single-story building with facades of custom clay breeze blocks shaped after a horseshoe and a rooftop infinity pool overlooking the polo fields.[1] The stables are laid out in a spiral around a landscaped courtyard with a water feature, with room for 180 horses and a members' lounge.[1] The landscape plan divides the open space into walking and cycling networks, riding trails, countryside meadows and outer pastures.[1]

Emaar's community page adds jumping arenas, dressage facilities and a riding school at the stables, and lists community centers, football and padel courts, mini golf, a forest walk and a dog park among the residents' amenities.[5] It gives the clubhouse a gross floor area of 5,600 square meters and the mixed-use areas 1.56 million square meters.[5]
Homes
Emaar sells the community in named projects. Its community page listed 12 on November 6, 2026: Equiterra, Equiterra 2, Equestra, Selvara, Selvara 3, Selvara 4, Montura, Montura 2, Montura 3, Chevalia Fields, Chevalia Estate and Chevalia Estate 2.[5] The launch release described villas of three, four and five bedrooms;[1] Selvara consists of four-bedroom villas and Montura of four- and five-bedroom villas.[11][12] The table gives each project's bedrooms and Emaar's starting price as its community page showed them on November 6, 2026.[5]

Prices and sales
On November 6, 2026 Emaar's community page gave a starting price of AED 3.5 million for the community, the lowest of its projects, and showed one home left in Chevalia Estate 2, six in Selvara 3 and nine in Selvara 4.[5] On November 1, 2026 the listing site Homes.me carried two of the projects, Equiterra from AED 3.6 million and Selvara from AED 6.2 million, both with handover listed for 2029 and a 10/70/20 payment plan.[13]
The results cited here report Emaar's sales as a whole, not for this community. Gulf News reported that Emaar's property sales in the UAE reached AED 71.1 billion in 2025, up 9% on 2024, and that sales across the group, including those outside the UAE, came to AED 80.4 billion.[7]
