Palm Springs by Nakheel
Palm Springs is a planned community of townhouses and villas in Jebel Ali, Dubai, which estate agents began marketing in late October 2026 as the next launch of the developer Nakheel. Agents place it in Hessyan First, on the mainland inland from Palm Jebel Ali, and list three- and four-bedroom townhouses and four- and five-bedroom villas, mostly from AED 3.8 million. As of November 7, 2026, Nakheel had published no announcement, prices, payment plan or handover date for the project, and agents expected expressions of interest and a launch in November 2026.

Overview
Palm Springs is a residential community that Dubai estate agents began describing in late October 2026 as the next villa and townhouse project of Nakheel, the developer of Palm Jumeirah and Palm Jebel Ali.[1][2][3] The agents place it in Hessyan First, a district of Jebel Ali on the mainland inland from Palm Jebel Ali, with access from Sheikh Zayed Road; several note that Nakheel had not yet confirmed the plot or its boundaries.[1][2][5][6]
Nothing about the project had come from the developer itself as of November 7, 2026. Nakheel's communities page listed Bay Estate, Palm Central Private Residences, Bay Grove Residences and Como Residences as its new launches, without Palm Springs,[11] and none of its press releases from March to October 2026 mentioned it.[12] The agency TruHauz wrote that Nakheel had issued no brochure, price list or payment plan as of November 1, 2026,[2] and the listing site Homes.me noted the same and that the project was not yet on Nakheel's website.[10]
Homes and prices
Every figure in this section is an estate agent's, not the developer's, and the agents' figures differ. Most describe a community mainly of townhouses, with three- and four-bedroom townhouses and four- and five-bedroom detached villas.[2][4][8][10] Homes.me gives built-up areas from about 2,500 to 5,600 square feet,[10] while TruHauz lists three-bedroom townhouses from about 2,300 square feet and five-bedroom villas of about 5,400 to 5,600 square feet.[2]
Most agents give a starting price of AED 3.8 million, about $1.03 million;[4][8][10] TruHauz gives about AED 3.3 million for a three-bedroom townhouse,[2] and Dubai Immo AED 3.2 million.[1] Homes.me lists broker estimates of AED 4.3 million for a four-bedroom townhouse, AED 7 million to 8 million for a four-bedroom villa and AED 8 million to 9 million for a five-bedroom villa, with Dubai's 4% registration fee on top.[10] Several agents describe a payment plan of 20% on booking, 40% during construction and 40% on handover, which Nakheel had not published.[2][4] TruHauz and another agent's site put the whole community at more than 2,000 homes, with a first release of about 300 to 500.[2][4]
| Home type | Indicative price listed by estate agents, November 2026 |
|---|---|
| Three-bedroom townhouse[10][2] | From AED 3.3 million to 3.8 million |
| Four-bedroom townhouse[10] | About AED 4.3 million |
| Four-bedroom villa[10] | AED 7 million to 8 million |
| Five-bedroom villa[10] | AED 8 million to 9 million |
Launch and handover
Dubai Immo reported on October 28, 2026 that intermediaries expected expressions of interest to open in November, while cautioning that this was not an official launch date.[1] A sales site describing itself as an authorized Nakheel partner wrote on November 5 that Nakheel was expected to give full details in the week of November 9 and take bookings by November 20, with interest first taken from buyers of two or more homes against a deposit of AED 200,000 each.[4] Handover dates given by agents range from October 2029 to the first quarter of 2031, and none comes from Nakheel.[2][8][10] No architect, contractor or sales results had been reported.[2]
Palm Jebel Ali
Agents market Palm Springs alongside Palm Jebel Ali, Nakheel's second palm-shaped island, offshore from the area they give for the project.[1][3] Work on the island had been on hold for several years when, on May 31, 2023, Sheikh Mohammed bin Rashid Al Maktoum approved a new master plan for it, covering 13.4 square kilometers, about twice the size of Palm Jumeirah, and adding about 110 kilometers of coastline for some 35,000 families and more than 80 hotels and resorts.[16][17] "We have vast ambitions for the future," Sheikh Mohammed said at the approval.[16]

Why Palm Jebel Ali stalled In a report by The National from June 2023, reporter Nick Webster explains that Palm Jebel Ali was begun in 2002 at twice the size of Palm Jumeirah, was mothballed around 2008 in the financial crisis, and was being revived because of demand for waterfront homes.
In August 2026 Nakheel described twelve residential fronds of villas under construction on the island, with more than AED 13 billion in contracts awarded and handovers phased from late 2026 through 2027.[13] Khalid Al Malik, chief executive of Dubai Holding Real Estate, said the project had "moved well beyond vision and into active delivery mode."[14] Nakheel itself has been part of Dubai Holding since March 2024, when Sheikh Mohammed placed it and Meydan under the group.[19]

Earlier use of the name
An earlier Palm Springs, unconnected to Nakheel's project, was a building sold by Damac Properties on a plot at Palm Jebel Ali. Gulf News reported in March 2008 that Damac had canceled it after Nakheel's redesign of the island left the plot undelivered, offering buyers refunds with interest or a move to another Damac project.[20] TruHauz describes the 2026 project as unrelated to it.[2]

What we think
This section is Heartipedia’s own opinion, not sourced fact. Each view is reasoned from the facts cited above and from trends we see; it may turn out wrong. A prediction’s words are never changed once made: when the facts are known we add the result under it, right or wrong. Every prediction we have made.
Nakheel announces it in 2026
We expect Nakheel to announce Palm Springs officially, with prices, before the end of December 2026.
Why: Agents began publishing its details in late October 2026 and expected expressions of interest and a launch in November. Dubai agents rarely market a project this specifically before the developer has briefed them.
