  8. Overview
  9. Damac Lagoons is the third master community that Damac Properties has built in Dubai, after Damac Hills and Damac Hills 2. Its villas and townhouses are grouped into clusters, each named after a Mediterranean place and styled on it, around artificial lagoons edged with white sand beaches. Damac put the water areas at 176,650 square meters in October 2023, a figure it compared to 141 Olympic swimming pools, and Khaleej Times gave about 177,000 square meters in September 2026.
  10. Santorini, the sales center and the clubhouse Damac's construction film of June 2025 flies over the finished Santorini villas, the sales center by its lagoon and the clubhouse island.
  11. In October 2023 Damac expected more than 39,400 people to live in the community once it was finished. Its handover announcement in November 2025 gave a design population of about 35,000 residents.
  12. Location and access
  13. The community lies in Dubailand, on former desert land near Sheikh Zayed bin Hamdan Al Nahyan Street. Damac places it along Hessa Street, opposite Damac Hills, with road links to Sheikh Mohammed bin Zayed Road, Emirates Road and Al Khail Road. A 2022 release said the master development would have four entrance gates, the main one on Hessa Street.
  14. Damac's community page names Jebel Ali School, Fairgreen International School and Safa Community School among the schools nearby, and Mediclinic Parkview Hospital and NMC Royal Hospital among the hospitals. For shopping it names First Avenue Mall and Mall of the Emirates, among others within driving distance.
  15. History
  16. Damac announced the project on November 1, 2021, and Gulf News reported that sales would open later the same day. The paper's business editor noted that it was Damac's second launch in a few weeks, after a Cavalli-branded tower in Dubai Marina, and that the land had been bought earlier that year. Khaleej Times reported at the launch that work was expected to start in the first quarter of 2022 and finish in October 2024. Damac then presented eight themed clusters: Santorini, Venice, Morocco, Costa Brava, Nice, Malta, Andalucia and Portofino.
  17. In October 2022 Gulf News quoted Amira Sajwani, then Damac's general manager for sales and development, as saying that the clusters released so far had nearly sold out, and reported that Santorini was targeted for completion by the second quarter of 2024. The same month Damac launched Marbella, which it called the seventh cluster. In April 2023 it announced Mykonos as the tenth, joining Santorini, Costa Brava, Nice, Portofino, Venice, Malta, Monte Carlo, Marbella and Ibiza. AGBI reported in August 2023 that a second phase of the Morocco cluster had been launched and described the community as having 11 Mediterranean-themed clusters. Andalucia, one of the eight named in 2021, is not among the 11 listed in Damac's later releases.
  18. In October 2023 Damac said construction was about 20% complete, with 6,459 villas under way across 13 clusters, and that contracts for the master development came to close to AED 7 billion. The same release announced an AED 1.2 billion contract to Darwish Engineering Emirates for the main works on 275 villas in the Venice cluster, and said that more than 95% of the units released had been sold.
  19. Cluster by cluster in June 2025 The same film takes each cluster in turn, from Costa Brava, Nice and Portofino to Malta, Venice, Mykonos, Ibiza, Monte Carlo, Marbella and Morocco, with Damac's progress figures for each.
  20. In December 2023 Damac announced that the community had been pre-certified LEED Platinum under the LEED for Cities and Communities rating system, the first community development in the UAE to receive that rating, according to the company. By November 2025 Damac was describing Damac Lagoons as the UAE's first certified LEED Platinum community.
  21. On November 25, 2025 Damac announced that it had begun handing over homes, starting with the Santorini cluster. Khaleej Times reported on September 1, 2026 that about 513 homes in the community had been handed over in 2025 and that about 6,300 were targeted for 2026, the largest share of Damac's deliveries that year. It also reported that infrastructure, landscaping and related works had passed 80% completion.
  22. Santorini in October 2026 Damac's October 2026 aerial of the Santorini cluster after handovers began: rows of finished villas, parks and a shaded play area.
  23. Master plan and amenities
  24. At the launch each cluster was given its own theme and leisure focus. Santorini was billed as the central hub, with a fitness and wellness zone, a climbing wall, a nature pond and a floating cinema, and Venice as a "fun hub" with gondola rides and cafes by the water. Morocco, modeled on the old town of Tangier, was planned as a quieter hub with infinity pools facing the lagoon, yoga lawns and family cabanas. Costa Brava was planned around ziplining, rock climbing, kayaking, paddle surfing and wave riding, Nice around bicycle trails, a skate park and a beach, and Malta around a sensory plaza, a discovery maze and a camping island.
  25. Later clusters brought their own features. Mykonos was announced with windmills, a honey bar, volcanic stone parks and floating pool pods, and the second phase of Morocco with a concert stage inspired by the Moroccan town of Chefchaouen, an outdoor library and an arts and crafts studio. Across the community Damac lists a clubhouse, beaches, a floating amphitheater, restaurants and cafes, a wave pool and a waterfall, and says the attractions open as each stage is completed.
  26. The clubhouse island Aerial footage of the clubhouse on its island in the lagoon, still under construction in June 2025.
  27. Damac says the community was designed for 40% energy savings, net-zero public outdoor water use and the diversion of more than 75% of construction and operational waste. Its 2023 announcement said treated wastewater networks would serve the community and listed an electric vehicle fleet among its features.
  28. Homes
  29. The community mixes townhouses, villas and apartments. Damac's community page lists four- and five-bedroom townhouses in clusters such as Malta and Mykonos, larger villas in Venice, and apartments in Lagoon Views and Valencia. The apartments came after the houses: Gulf Construction reported on June 1, 2024 that Damac had launched a second phase of Lagoon Views, with 600 one- and two-bedroom apartments in nine buildings, after what the developer called a sell-out of the first phase.
  30. The published totals have changed as the plan grew. Damac gave more than 9,000 villas in October 2023, more than 8,000 villas and townhouses across 11 clusters in November 2025, and 8,883 villas and townhouses plus 4,800 apartments on its community page on November 6, 2026. The stated area has also varied, from 43 million square feet in Gulf News in 2022 and 45 million square feet in AGBI in 2023 to 4.5 million square meters in Damac's releases and 49 million square feet on Damac's website in 2026. The National's 2022 photo story said the community was then scheduled to open in 2024.
  31. Prices and sales
  32. In October 2022 Gulf News reported that, according to official data, Damac Lagoons had been the best-selling villa location in Dubai in recent months. Damac does not publish one price list for the whole community. On November 1, 2026, the listing site Homes.me carried six Damac projects in Damac Lagoons, with developers' starting prices from AED 612,000 to AED 2.99 million and listed handover dates from 2025 to 2029. The site describes those figures as starting prices that can change.
