  8. Overview
  9. Jumeirah Village Circle, usually shortened to JVC, is a residential master community in the Al Barsha South Fourth area of Dubai, launched in 2005 by the master developer Nakheel. It is laid out as a circle, and it forms one half of Nakheel's Jumeirah Village plan, beside Jumeirah Village Triangle. JVC is known mainly for apartments and townhouses, while its neighbor in the Triangle is known for villas. Gulf News, citing the Dubai Statistics Center, put its population at over 30,000 in 2024.
  10. JVC from above The National's November 2020 film looks across the community's apartment blocks toward Dubai's towers, and its reporter puts JVC 20 minutes from both Dubai Marina and Dubai Mall.
  11. Nakheel planned the roads, parks and plots, but third-party developers built most of the residential buildings. Its history since then has run from a slow, uneven start after the 2008 financial crisis, and then, in the 2020s, a run of new off-plan apartment projects that made it the most traded community in Dubai by number of sales in 2025, according to figures published by Khaleej Times.
  12. Location and access
  13. The community sits between Sheikh Mohammed bin Zayed Road, Al Khail Road and Hessa Street, and those three roads are its entry points. Its neighbors include Jumeirah Village Triangle, Al Barsha, Al Barsha South and The Springs. Nakheel's own page gives drive times of 18 minutes to Dubai Marina and 22 minutes to Downtown Dubai.
  14. No Dubai Metro or tram line reaches JVC, and in 2020 The National reported that residents relied mostly on cars, taxis and buses. Gulf News named Al Khail as the nearest metro station in 2025 and said an RTA bus route, the J01, links the community to Mall of the Emirates. On March 2, 2025 the Roads and Transport Authority signed an AED 6 billion agreement with Dubai Holding that includes four more access points for JVC with grade-separated interchanges, which the Dubai Media Office said would double the capacity of its entrances and cut travel time on its internal roads and access points by 70%.
  15. History
  16. Nakheel first announced the area in 2004 under the name Jumeirah Village South, with a central park, offices, villas, apartment blocks, schools, shops and a tram line in the plan. Khaleej Times dates the launch of the freehold master development to 2005. Nakheel sold plots to private developers, and the credit crunch that followed left many of their projects abandoned.
  17. The slowdown also reached Nakheel's own homes. In May 2010 The National reported that hundreds of villas and townhouses in Jumeirah Village had been close to completion in 2008, when the global recession hit Nakheel and work stopped, and that buyers promised handover in December 2008 were still waiting. Nakheel said at the time that completion dates would be set as part of the restructuring of its parent company, Dubai World.
  18. By March 2013, Nakheel said it had finished all of the community's infrastructure, including roads and street lights, and The National counted 60 occupied buildings, with design applications for 47 more under review. The same report described Nakheel as having built 615 villas and sold 122 villa plots to private investors. Khaleej Times later reported that about 300 Nakheel villas in District 16 and about 400 townhouses in District 12 were completed in 2013. In March 2015 Nakheel handed over 90 four-bedroom villas built in a ring, a project it had launched in December 2013 and sold for a combined Dh275 million.
  19. Growth continued through the late 2010s. In June 2017 Khaleej Times reported about 28 residential projects under construction, and JVC led Dubai's off-plan apartment sales that May with 335 transactions. By November 2020, The National put the population at more than 25,000, six years after the first residents moved in. Nakheel announced the soft opening of Circle Mall, the community's first shopping center, in May 2021, with space of 532,000 square feet and up to 80 shops and restaurants expected by the end of that year.
  20. Master plan and amenities
  21. Nakheel describes JVC as a family-friendly and pet-friendly community and lists Circle Mall, the Circle Club, parks, sports courts, padel courts, a football pitch and jogging trails among its facilities. In 2020 The National reported that 30 landscaped parks were planned, of which 18 had been completed, most with play areas and running tracks. Most apartment buildings have their own pool and gym. The same report singled out the Five hotel, a 244-meter tower whose cafes and restaurants were popular with residents.
  22. The Five hotel tower The film stops under the Five hotel, which it calls the community's signature building, 244 meters tall and visible from miles away.
  23. Parks and running tracks The film walks a park's running track; its reporter says 33 parks were planned and 18 finished, nearly all with play areas and running tracks.
  24. JSS International School is inside the community, Gulf News reported in 2025, with other schools in Al Barsha and Jumeirah Village Triangle nearby. The same article listed clinics within JVC and named Mediclinic Parkview in Al Barsha South as the nearest hospital.
  25. Homes
  26. Apartments make up most of the housing, in mid-rise and high-rise buildings by many developers, with Nakheel's villas and townhouses arranged in circles of their own. Nakheel's page says the community holds more than 2,000 villas and townhouses, and describes its 90 four-bedroom villas of 3,655 square feet each. New buildings are still being launched: on November 6, 2026 the listings site Homes.me showed 92 off-plan projects in JVC from 58 developers, with listed handover dates from 2024 to 2029.
  27. A three-story townhouse The film tours a three-story, four-bedroom townhouse; in 2020 its reporter put townhouse prices from Dh1.4 million.
  28. Sales and prices
  29. Figures from brokers and analysts differ by source and period, so each is given here with its date. In 2025, JVC recorded 18,755 sales worth Dh24.5 billion, more than any other community in a ranking by fäm Properties based on DXBInteract data, which Khaleej Times published on January 5, 2026. In the third quarter of 2026, Springfield Properties counted 2,312 transactions in JVC, second to Dubai South, up from 1,992 in the second quarter. In October 2026 the same firm placed JVC first by volume with 812 sales, ahead of Dubai South with 780.
  30. For comparison, Khaleej Times reported an average apartment price of Dh852 per square foot in May 2017, using the Property Monitor index. Bayut's search data for June 1 to August 25, 2026 gave a median asking price of about AED 1.13 million for apartments in JVC, the most searched community for apartment sales in that period.
  31. Rents
  32. In 2017 Khaleej Times put average annual rents between Dh40,000 for a studio and Dh120,000 for a three-bedroom. In February 2023 The National cited Property Finder averages of Dh40,000 for a studio, Dh60,000 for a one-bedroom and Dh83,000 for a two-bedroom. By July 2025, Gulf News quoted a Property Finder average of about Dh78,000 a year for a one-bedroom.
  33. A one-bedroom apartment The same film tours a one-bedroom apartment where rent started at Dh50,000 a year, notes that other buildings let one-bedrooms for as little as Dh35,000, and shows a building's own pool and gym.
  34. Rents later fell. Bayut's data for the summer of 2026 showed a median asking rent of about AED 70,000 a year for apartments in JVC, the most viewed rental community in that period. Savills reported that apartment rents in JVC dropped 10.4% year on year in the third quarter of 2026, among the largest falls in Dubai, and Gulf News named JVC among the areas where new handovers were giving tenants more room to negotiate.
