  7. Overview
  8. Sobha Hartland is a freehold community of apartments, villas and townhouses in Mohammed Bin Rashid Al Maktoum City, Dubai, built by Sobha Realty. Sobha Group launched it on July 16, 2014 as a $4 billion mixed-use development about 3 km from Burj Khalifa. Its successor, Sobha Hartland II, was launched next to it in November 2022, and Sobha Realty gives each community an area of 8 million square feet and more than 12,000 homes.

  10. Both communities appear among the five Sobha Realty projects where the company said it planned to hand over a record 6,819 homes in 2026, with a combined sales value of about Dh21.6 billion. The first parts of Sobha Hartland were reported due in 2016, and the company was still handing over homes in the original community in 2021.

  12. Location
  13. The community lies in Mohammed Bin Rashid Al Maktoum City, beside Al Khail Road, and Sobha said at the launch that it was a few minutes' drive from DIFC, Dubai's financial district, and The Dubai Mall. Gulf News described it in 2021 as overlooking Downtown Dubai, and its Gardenia Villas were sold with views of the Dubai Canal. Sobha's vice chairman, Ajay Rajendran, said at the launch that it was meant for people who worked in the financial center, Business Bay and nearby districts.
  14. Launch and early phases
  15. At the launch, Khaleej Times reported a plan covering 185 acres with more than 30% given to green space, made up of 282 L-shaped villas, 18 low-rise apartment buildings and a few towers, along with two international schools and three hotels. The National reported that the 282 villas went on sale from Dh12.5 million, or Dh2,006 per square foot for a 6,259 square foot villa, with completion due in 2016. It was Sobha's second villa project in Mohammed Bin Rashid City, after District One, its joint venture with Meydan. Construction had already begun, and Sobha said it would build the roads, landscaping and villas before the apartments and schools, and the hotels and shops last.
  16. In September 2017 Sobha released Hartland Gardenia Villas, the second phase of the villa community, with 22 four-bedroom villas of 4,349 square feet priced at Dh8 million each and due in August 2019. Khaleej Times reported then that Sobha valued the whole Hartland development at Dh15 billion, compared with the $4 billion given in 2014.

  19. Sobha Realty's page for the community lists its apartment buildings as Creek Vistas, Creek Vistas Grande, Creek Vistas Reserve, Creek Vista Heights, One Park Avenue, The Crest, Crest Grande, Sobha Hartland Greens, Waves, Waves Grande and Waves Opulence. Its villa projects are Gardenia Villas, Forest Villas and Garden Houses, and the page describes villas of four, five and six bedrooms. Gulf News reported in February 2020 that Creek Vistas was the most popular cluster and that Sobha Realty had sold 1,491 units in 2019, with a 2020 Dubai sales target of Dh2.5 billion.
  20. In February 2021 Sobha Realty said it would hand over 1,337 homes at Sobha Hartland that year, from studios to five-bedroom villas, in Hartland Estates, Greens Phase III and Creek Vistas, with more than 2 million square feet of built-up area. Its president, Jyotsna Hegde, told Gulf News that completing Sobha Hartland remained the company's priority.
  21. Schools and amenities
  22. Two schools stand in the community. Hartland International School, a British curriculum school backed by Sobha Group, opened with 400 students and classes up to Year 6, according to Gulf News, and was already running in September 2017. The National reported in June 2017 that North London Collegiate School's Dubai campus would open in Sobha Hartland that September, with annual fees from Dh83,000 to Dh130,000. Gulf News reported in 2021 that 30% of the land was set aside for greenery and open space, with more than 300 species of plants and trees, and that the community had shops, restaurants and a waterfront boardwalk.
  23. Sobha Hartland II
  24. Sobha Realty launched Sobha Hartland II on November 22, 2022, the second day of Cityscape Dubai and a day after it launched Sobha One. Khaleej Times reported an area of 8 million square feet with 90 acres of greens and open space, more than 8,000 trees, five- and six-bedroom villas and one- to four-bedroom apartments in a private gated community. Sobha said the site was seven to 10 minutes from Burj Khalifa and looked over the Ras Al Khor Wildlife Sanctuary, and that it would include a clubhouse, a school, a crystal lagoon with waterfront shops and a community retail center. At the launch Sobha expected villas to be delivered from the second quarter of 2025 and apartments from the fourth quarter of 2025.
  25. Sobha Hartland II, as Sobha drew it Sobha Realty's 2023 renderings: the towers, the villas and the lagoon between them.
  26. The company's page for the community gives 39% of its area as open space. It names Sobha Estates, a gated enclave of five- and six-bedroom villas, and the apartment projects Riverside Crescent, a group of six towers, Skyscape, made up of Aura, Altius and Avenue, and Skyvue, three towers facing the Ras Al Khor Wildlife Sanctuary. On November 1, 2026 the listing catalog Homes.me showed six off-plan projects in Sobha Hartland II, all from Sobha Realty, with starting prices from AED 1.5 million to AED 82.8 million and a median of AED 1.7 million.
