8. Nad Al Sheba Gardens is a gated community of villas and townhouses in Nad Al Sheba, Dubai, built by Meraas, a developer that belongs to Dubai Holding Real Estate. Meraas has released it in numbered phases, each a cluster of three-bedroom townhouses and detached villas of four to seven bedrooms set around parks and a swimmable lagoon. Its own project page offers homes from three to seven bedrooms, with prices from AED 5.00 million, and marks them as sold out.

The recent phases it has announced each held between 201 and 272 homes, and Phase 11, launched in December 2025, was described as the final cluster of the master community. A twelfth phase has nonetheless appeared on property portals since March 2026. On November 6, 2026, the listing site Homes.me counted 12 off-plan projects in Nad Al Sheba, five of them entries for Nad Al Sheba Gardens and its Phases 5, 6, 7 and 12.

12. The community lies in Nad Al Sheba, which Dubai Holding places about 10 minutes from Downtown Dubai, close to Meydan Racetrack and Dubai International Airport. Meraas gives the distance to Burj Khalifa as 10 kilometers and to City Walk as 16 kilometers, and says the Meydan development and Mohammed Bin Rashid City are about a kilometer away. Dubai Holding Asset Management opened Nad Al Sheba Mall, a 500,000 square foot center in the same district, in April 2025.
13. History and phases
14. Property Finder's records date the start of sales for Phase 2 to December 21, 2022 and for Phase 3 to January 9, 2023, with three-bedroom townhouses and four- and five-bedroom villas in both. Phase 3 stood at 80.23% built on December 3, 2025, with completion expected in April 2026, according to the same records. Phase 5, with 253 homes of three to seven bedrooms, opened for booking on October 1, 2024, with completion expected in the third quarter of 2027.

On May 21, 2025, Meraas awarded Bhatia General Contracting a contract worth more than AED 690 million to build Phase 4, a mix of four- to six-bedroom villas and three-bedroom townhouses due for handover in the first quarter of 2027. Property Finder recorded that phase as 40.03% complete on January 7, 2026.
17. Meraas presented a new phase in December 2024 with three-bedroom townhouses and villas of four to seven bedrooms, and its own blog named it Phase 7 on December 20 of that year. Property Finder dates the opening of bookings for Phase 7 to January 28, 2025. On September 24, 2026, Meraas said it had given GCC Contracting a contract worth almost AED 1 billion to build the phase's 272 homes, 130 villas of four to seven bedrooms and 142 three-bedroom townhouses, along with pool houses and infrastructure. Work had begun on site, and Dubai Holding expected completion in the second quarter of 2028.
18. A further phase of 201 villas and townhouses was announced on July 24, 2025, without a phase number, adding six- and seven-bedroom villas near Central Park and Spine Park. In early December 2025 Meraas launched Phase 11, 210 townhouses and villas of three to five bedrooms, together with a new school at the northwest corner of the community. Khalid Al Malik, chief executive of Dubai Holding Real Estate, said that "through every new phase" the company was advancing its wider master plan. Property Finder lists a Phase 12 of four- and five-bedroom villas with bookings from March 1, 2026 and completion expected in August 2029.

Meraas describes its homes as detached villas and townhouses with open-plan gardens, hardwood floors and porcelain countertops, and its floor plans run from a three-level, three-bedroom townhouse to seven-bedroom villas. Property Finder gives Phase 5 townhouses of 2,780 to 3,337 square feet and seven-bedroom villas of 8,614 square feet. In the July 2025 release, Meraas described a seven-bedroom layout with formal and family living rooms, a show kitchen, a study and a guest bedroom on the ground floor and a master suite with a terrace on the top floor. Property Finder records Phase 7 as freehold, with a 4% government fee.

32. Meraas's project page gave a price from AED 5.00 million for three to seven bedrooms on November 6, 2026, with the villas marked sold out. Property Finder's records give the lowest prices for its phases as AED 3.4 million for Phase 3 townhouses, AED 3.9 million for Phase 4, AED 4.18 million for Phase 5 and AED 4.43 million for Phase 7, and list Phases 2, 3, 4, 5 and 7 as sold out by the developer. Payment plans differ by phase: 10% on booking for Phase 3, 5% for Phase 4 and 20% for Phases 5 and 7, with the balance spread over construction and handover. Khalid Al Malik said in September 2026 that the Phase 7 contract reflected "continued demand for premium master-planned residential communities in Dubai".

34. Meraas lists a yoga lawn, running tracks, sports courts, children's play areas, a wave pool, a lagoon, an events lawn, an amphitheater and a dog park among the community's facilities. Its December 2024 release added a community farm and a two-story retail pavilion, Nad Al Sheba Gardens Mall, with Waitrose as its anchor store. Shamal Holding's retail center The Grand, also anchored by Waitrose and fully leased, began a phased opening on August 19, 2026, with Fitcode and American Hospital due in early 2027. The National reported in September 2026 that The Grand, a two-floor mall, had opened in August and that Rugby School had opened a Nad Al Sheba campus with Aldar Education that academic year.
