- Overview
- Lyra at Ghaf Woods is a residential tower planned by Majid Al Futtaim inside Ghaf Woods, the developer's forest-themed community in Dubailand, close to Global Village and Sheikh Mohammed Bin Zayed Road. The estate agency Metropolitan Premium Properties describes it as a 20-story building of 349 apartments, 209 with one bedroom and 140 with two, about 300 meters from the planned Ghaf Woods Mall. Engel & Völkers lists one- and two-bedroom homes there, including apartments with gardens, from AED 1.19 million on a 50/50 payment plan.
- Ghaf Woods under construction The developer's June 2026 construction film walks the Ghaf Woods site: apartment blocks in scaffolding under tower cranes, a roller at work beside a finished facade, and a wide view of the clusters rising together.
- Little about Lyra had been published by the developer itself as of November 6, 2026: Majid Al Futtaim's Ghaf Woods website listed the neighborhoods Serra, Cilia, Lacina, Capria, Maravelle and Distrikt, but not Lyra. On that date the listing site Homes.me showed the project with expressions of interest open, no handover date announced, and its figures drawn from estate agents rather than from the developer.
- Ghaf Woods
- Majid Al Futtaim, which also develops Tilal Al Ghaf, officially launched Ghaf Woods on June 5, 2024, after first presenting it at the MIPIM property fair in Cannes earlier that year. The launch figures gave 738,000 square meters of land off the Sheikh Mohamed bin Zayed Highway near Global Village, more than 7,000 homes and a forest of 35,000 trees. Zawya reported that the community would be delivered in eight phases by 2031. Ahmed El Shamy, chief executive of Majid Al Futtaim Properties, called the launch "a re-founding moment for us."
- The forest as the developer imagines it Majid Al Futtaim's June 2024 launch film flies over a rendered canopy of trees between low apartment buildings, then follows a stream, lawns and a forest-edge pool.
- The developer's own claims for the forest include up to 20% cleaner air than other developments, more than 20 bird species, and 15 square meters of open space per resident, above the World Health Organization's recommended 10 square meters. El Shamy told Gulf Business that temperatures in the community could be up to 5 degrees Celsius lower than in the city center. The launch plans listed 8 kilometers of walking trails, a 3.5 kilometer biking loop and resort-style pools. Majid Al Futtaim's website describes Ghaf Woods as 11 clusters and promotes it under the slogan "more trees than residents."
- Planting a forest in Dubai In the developer's November 2024 film, its landscape architect asks whether a forest is possible in Dubai and explains planting built on three native communities of ghaf, acacia and tamarisk trees, with more than 80% of the species native.
- Later figures from the developer differ from the launch numbers. When it announced Maravelle in October 2025, Majid Al Futtaim described Ghaf Woods as more than 5,000 homes with full completion targeted for 2032.
- Phases and sales
- Gulf Business reported in June 2024 that the first phase would have 1,000 homes in two clusters, with construction to start within months and the first deliveries in 2027. Units were offered as one-, two- and three-bedroom apartments, duplexes, penthouses and ground-floor homes with gardens, aimed at the upper middle of the market. On July 9, 2024, Majid Al Futtaim said that first phase of 1,000 homes had sold out. Khaleej Times reported the same milestone with the group's first-half results in August 2024.
- An apartment and the community from above The launch film shows a rendered double-height apartment living room, then an aerial view of the finished community's buildings among trees with Dubai's skyline beyond.
- The second phase, Lacina, offered five floor plans from one to three bedrooms, including duplexes, and the developer later announced that it had sold out. In its 2024 results, Majid Al Futtaim said phases 1 and 2 of Ghaf Woods had each been fully sold within seven days, and reported group gross property sales of AED 7.9 billion for the year, up 30%. A third phase, Capria, was announced in May 2025 with wellness-themed design and its own clubhouse.
- Maravelle, unveiled on October 29, 2025, placed 96 homes in four buildings on the community's highest ground in its inner circle, across 25,000 square meters, with two- and three-bedroom apartments and four-bedroom duplexes with private pools. El Shamy said it "represents a new approach to real estate value creation."
- Maravelle The developer's November 2025 film of Maravelle looks down on its buildings in the trees, then moves through its pools, garden paths and glass-walled living rooms.
- Construction
- On June 4, 2025, TradeArabia reported that Innovo Build had won the main contract for the first two phases, worth AED 1.7 billion, covering 13 buildings on a shared podium in the Celia, Serra and Lacina clusters. The same report said a tree nursery run by Barari Natural Resources, under a contract of AED 49 million, aimed to hold 20,000 trees and 105,000 shrubs by May 2026.
- In May 2026 Majid Al Futtaim awarded Al Sahel Contracting, part of Al Nabooda Group, a contract worth more than $191 million for Distrikt, the community's retail and dining hub, where work had started in April. MEED reported on June 10, 2026 that Engineering Contracting Company had won an AED 2 billion contract for Capria East, Capria West and Maravelle Residences.
- Retail and surroundings
- In October 2025 Majid Al Futtaim announced Ghaf Woods Mall, which Gulf News described as the group's 30th mall, built alongside the Dh15.4 billion residential community. The paper said it would be the first retail space of its kind in the region integrated with a forest. Metropolitan places Lyra about 300 meters from the mall and about 700 meters from a planned school.
- Homes and prices
- The prices below are those published by Engel & Völkers on its Lyra page, read on November 6, 2026, and are an estate agent's figures, not the developer's: one-bedroom apartments from AED 1.19 million, one-bedroom garden apartments from AED 1.47 million, two-bedroom apartments from AED 1.94 million and two-bedroom garden apartments from AED 2.38 million. The same page describes a 50/50 plan, half paid during construction and half on handover, and gives the handover date only as "on request." Metropolitan lists Lyra's amenities as an infinity pool, a gym, children's play areas, and jogging and cycling tracks.
